How to prepare my home for sale?

1. Declutter. Put everything you won't need for the next 3 months into a pod and get it off the property (personal items and furniture especially)
2. Deep clean (windows, AC vents, carpets)
3. The kitchen sells the home. Remove 90% of everything off your countertops.
4. Paint. A fresh coat of paint goes a long way. Touch up any knicks, scratches or faded spots.
5. Appeal to multiple senses: Open all the blinds and let the light shine in. Make your home smell inviting. Light a vanilla candle.
6. Landscaping. Make your curb appeal as nice as possible. Nothing turns off a buyer more than an unkempt home.

How much do you charge me to find a home?

Whether you are a buyer or selling your home, our commission is always negotiable. With the NAR settlement beginning on August 17th, 2024, there have been subtle changed regarding realtors commissions. While there is no set commission, our expertise will yield you far more money than our salary. 

Do I need an attorney when buying or selling a home?

While it is not required in some markets, the North Jersey and New York Real Estate transactions require an attorney to be involved during a sale. An attorney is not required for residential rental properties. Attorneys are required for commercial rental properties.

How long does it take to sell a home?

We have completed a residential home sale in 15 days from start to finish. Those results are not typical. A typical transaction lasts between 30-45 days.

Should I ‘For Sale By Owner’ since the Market is so hot?

Only if you enjoy giving away money.. A lot of money. After you pay the commission, we will still net you significantly more than you would have received if you went through the selling process on your own.
